  6. THIS LEASE, dated on [DATE], is between [LANDLORD], as the
  7. Landlord, and [TENANT], as the Tenant.
  8.     The Landlord, in consideration of the covenants of the Tenant
  9. hereinafter set forth, hereby leases to the Tenant the following
  10. described property:

  17.     SAID PREMISES are to be leased to the Tenant from [DATE] to
  18. [DATE]. The Tenant, in consideration of the leasing of the
  19. premises as set forth above, covenants and agrees to pay the
  20. Landlord as rent the sum of $XX, payable as follows:

  22.     The Tenant further covenants with the Landlord, that at the
  23. expiration of the time mentioned in this Lease, peaceable
  24. possession of said premises shall be given to the Landlord, in as
  25. good condition as they are now, the usual wear, inevitable
  26. accidents, and loss by fire excepted.
  27.     It is agreed that if the Tenant shall be in arrears in the
  28. payment of any installment of rent, or any portion thereof, or in
  29. default of any of the covenants or agreements herein contained to
  30. be performed by the Tenant, which default shall be uncorrected for
  31. a period of three (3) days after Landlord has given written notice
  32. thereof, Landlord may, at his option, without liability for
  33. trespass or for damages; enter into and upon said premises, or a
  34. portion thereof; declare the term of this lease ended; repossess
  35. the said premises as of the Landlord's former estate; peacefully
  36. expel and remove the Tenant, those claiming under him, or any
  37. person or persons occupying the same and their effects; all
  38. without prejudice to any other remedies available to the Landlord
  39. for arrears of rent or breach of covenant.
  40. IT IS FURTHER COVENANTED AND AGREED, between the parties aforesaid

  46.     Should any provision of this lease violate any federal, state
  47. or local law or ordinance, that provision shall be deemed amended
  48. to so comply with such law or ordinance, and shall be construed in
  49. a manner so as to comply.
  50.     The covenants herein shall extend to and be binding upon the
  51. heirs, personal representative, successors and assigns of the
  52. parties to this Lease.
